How it Works

It’s Simple

Make sure to authorize Flat Rate Grievances to file a tax grievance on your property prior to the March 1, 2025 deadline. The sooner the better so that we can make sure we spend the appropriate time necessary to make your case for a reduction in assessment. Get started here. Once we file the grievance on your behalf, the Nassau County Assessment Review Commission (ARC) has until March 31, 2025 to resolve our assessment challenge. Over that time, we will then negotiate on your behalf to get the lowest possible settlement. There are often two round of offers from the county before a last resort of a SCAR hearing if we have not reached a settlement.

Once we acheive a settlement and reduction. We will notify of the outcome.

Expert Guidance

We may reach out if we feel it would be in your best interest to pursue a SCAR hearing. If we do, and that is what you decide to do, it will cost you a $30 fee and we will go to Mineola for a hearing to argue your case. We will prepare for this hearing with a packet of comparable sales and figures to show why your home is over assessed. All of this is included in your $300 fee. We want you to win as we want you back as a customer the next year, and we want your referrals. We are a small business that relies on word of mouth to grow our company. We will fight hard for you every step of the way to ensure the highest possible reduction of your assessment.

Once the reduction is implemented by the county will receive tax bills based upon the reduced assessment beginning with the October 2025 School Tax bill and ending with the July 2026 General Tax bill.

If we are successful in lowering your 2025/2026 property tax assessment, your savings will be reflected by either reduced tax bills, beginning with the October 2025 1st half School Tax, corrected tax bills and/or a refund of overpayment.
