How do I grieve my property taxes?

It’s easy — if you’ve already received one of our letters in the mail, you can authorize our services by accessing your property webpage and following the instructions to sign electronically. If you do not have our letter handy, you can fill out a 2027/2028 authorization form here.

What are your fees?

We charge $300 to grieve your taxes. When you get a reduction, you keep 100% of your savings. In the rare event, we do not get you a reduction, we will file again for you the following year for no charge. We will continue this until we reduce your property tax assessment.

I am going to sell my house, should I still file a grievance?

Yes. In fact, we strongly recommend anyone selling their home file a grievance with us and tell prospective buyers about this. “We grieved the taxes for you, we paid the fee, and you will receive 100% of the savings”. This can be a huge selling point for your potential buyers. Also, the lower the assessment, the more attractive your home may become to buyers. When you choose other companies that charge a contingency fee, you are potentially passing on a tax bill for thousands of dollars that your buyers won’t be thrilled about. When you choose Flat Rate Grievances, you can confidently tell your buyers, “Your tax assessment is being grieved and you will not receive a bill!”

How much can we expect to save by choosing Flat Rate Grievances?

We have saved many homeowners several thousands of dollars a year. On average, we have saved homeowners $2,138 per grievance. Savings and reductions are not guaranteed. However, if we do not get a reduction for you, we will file again next year for you FOR FREE and will continue to do so until you receive a reduction.

I received a reduction last year, I probably won’t get one this year, right?

Incorrect. As long as we show sufficient evidence, we can lower your assessment, year after year. Most of the time your assessment will go back up even after a reduction. So, we always recommend filing a grievance every year.

When will the assessment reduction begin to appear on my tax bills?

For the 2027/2028 tax year, a successful assessment reduction may be reflected in 3 possible ways.
1. If the reduction is implemented before the tax bills are issued, it will be reflected on the September 2027 (1st half) School Tax bill and the January 2028 (1st half) General Tax bill.
2. If the reduction is implemented after the tax bills are issued, it can be reflected by way of corrected tax bills.
3. You may additionally receive a refund of over payment. No matter how the savings come in, they are all yours!

My assessment seems fair or low, should I still file a grievance?

Even if your assessment seems fair or low, you should be filing a tax grievance on a yearly basis. The School and General Tax rates are continuing to rise. If you do not file a grievance, you have no way to protect yourself from the consistently increasing tax rates. 94% of our grievances are successful. If we do not get you a reduction this year, we will file again next year for you, FOR FREE. We will continue to file for you at no additional charge until we have a successful grievance. That is how much we believe in our services!

Is anyone from Flat Rate Grievances or Nassau County going to come to my house?

No, absolutely not. No one will be coming to your home due to filing a grievance. (Besides the Post Office to deliver you a letter from us telling you what your savings are!)

Can filing a Nassau County grievance raise any red flags or hurt us in any way?

No. There are only two possible results of filing a grievance: your assessment will be reduced or it will remain the same. Your assessment cannot be increased due to the filing of a grievance for the tax year filed.

Can you grieve the tax rate for me?

No, we cannot grieve the School or General tax rates. We can only challenge the assessment. Tax rates are a function of the relationship between assessed values and local budgets such as the county, town, school and village. They are set by local organizational entities such as the County Legislature, the town, village or school boards in your neighborhood. The only way to keep your taxes down is to grieve your tax assessment.

You successfully reduced our property tax assessment last year; does that mean I don’t have to file again this year?

We strongly recommend that you authorize us every year. If you do not challenge your assessment and the tax rates continue to rise, you are guaranteed to see an increase in your property taxes. Protect your right to a fair assessment. There is currently not a freeze on tax assessments. Meaning your assessment will likely go back up year after year and you must grieve every year to keep your assessment at a fair level.

Will Nassau County lower my property tax assessment automatically if it is too high?

No. A grievance must be filed for the assessment to be challenged.

Do I have to live in the home I am grieving the taxes for, or can I rent it out and still grieve?

Yes, rental properties are eligible for reductions. However, they are not eligible for Small Claims Assessment Review hearings because properties must be owner-occupied for a SCAR hearing.

What happens to my tax grievance when I sell my home?

With other property tax grievance companies this is very complex and can get very ugly at closing or after the sale when bills are sent out. With Flat Rate Grievances; It is simple, the savings go to whoever owns the house and pays the taxes.
