MARK McCaffery

Founder and President of Flat Rate Grievances

Born and raised in Nassau County, Mark takes pride in helping his neighbors and local homeowners reduce their property taxes. More than a decade ago, he discovered his passion for this work by successfully challenging assessments for friends and family, earning a reputation as the go-to expert in property tax grievances.

Many homeowners mistakenly believe that appealing their property tax assessment is a legal process requiring an attorney. In reality, successful grievance preparation depends on a combination of expertise—including deep housing market knowledge, technical skills, mathematical precision, and, most importantly, a genuine commitment to helping clients save money.

When he’s not advocating for homeowners, Mark enjoys spending quality time with his wife and two daughters. His dedication to the community is evident in his volunteer work as a coach, mentoring young athletes in multiple local softball and girls’ basketball programs.

Mark’s passion for consumer fairness began at 20 when he founded an online appliance business, disrupting an industry dominated by overpriced competitors. By offering lower, more accessible pricing, he empowered consumers to save money. Today, he applies that same philosophy to property tax grievances, ensuring homeowners keep more of their hard-earned savings through his transparent, flat-rate pricing model.

Why choose Flat Rate Grievances?

At Flat Rate Grievances, every client’s case is handled with the same care and attention as if Mark were managing his own property grievance.

Mark begins by thoroughly researching your home, school district, street, and local area. Utilizing proprietary software, he analyzes recent sales in both your immediate and surrounding neighborhoods to identify the most relevant comparables for building a strong case. He compiles 7-8 pages of comprehensive data on your property, including detailed information on five similar homes sold within the past 12 months, along with the necessary adjustments to demonstrate that your property is over-assessed.

This documentation includes an easy-to-read summary page for county review, as well as in-depth comparisons for each comparable home relative to yours. Additionally, a map is provided to visually represent the location of these comparable properties in relation to your home.

The result of this meticulous approach is unparalleled effectiveness in the property tax grievance process. While many large firms submit grievances as part of bulk filings alongside thousands of other properties, Mark ensures a personalized approach. If an initial offer for a reduction is not satisfactory, he is committed to advocating fiercely during second-round negotiations. Should the results still fall short of expectations, he will willingly pursue a SCAR hearing to present your case in person, ensuring you maximize your savings.
